Water Street is a 4-story, 340 unit luxury apartment and retail community located in Irving, Texas. In total the development includes four buildings with a mix of retail shops, restaurants, and apartments. The owner requested we provide our comprehensive Building Enclosure Quality Assurance Program, throughout design and construction starting with a detailed review of the enclosure and mechanical system design documents.
During construction, our local Dallas team was on-site weekly over a three-year period to verify the installation of enclosure systems and ensure construction was progressing according to project specifications. Our field reports, which detail deficiencies observed and progress of construction, were delivered directly to project stakeholders. Each field report included a summary of systems observed in that visit, a photo log, and a comprehensive issues list updated to keep all project team members on top of critical issues and how quickly issues were being resolved.
Our team also performed AAMA 502 testing on installed windows and doors to verify installation techniques throughout the construction phase.
